Before any build, there needs to be an appreciation of the lay of the land. In the case of Baraka Properties, that means understanding the dynamics of the industry and what it requires from us in terms of our branding and communication.

Every build requires a stock take before work begins. In this stock take, we consider whether we have what it takes to achieve the final goal which is a sustainable brand with a lasting legacy. This involves first understanding whether we have the space to build–Is there a market for what I am selling or intending to sell? Is there an audience for what I am saying or intend to say?

The world is urbanising. More than half of the world’s population lives in cities, and the pace and scale of urbanisation is more rapid than has ever been seen before. Over 90% of urban growth is expected to take place in Africa and Asia. Across Africa, more than 40 thousand people become city dwellers every day. Cities are growing across Africa at an unprecedented rapid rate. So in the next 20 years more than half of Africa’s population will live in a city.

As the scale and pressure increases, more opportunities arise for urban development. While each country on the continent has its own unique nuances that shape the dynamic of the property eco–system, the United Nations Sustainable Development goals acknowledge that sustainable development cannot be achieved without significantly transforming the way we build and manage our urban spaces.

What this means for Baraka Properties as a player in the construction sector in Africa is an unprecedented opportunity to carve out a sustainable and lucrative space for ourselves.

In Rwanda, the government’s commitment to investing in infrastructure has aided the performance of the construction sector, with the industry contributing more than 7% to the national GDP while private and public works are growing at 9.4% since 2014.

Investment into Rwanda’s construction sector is encouraged by the country’s open market, which is ranked as the second‐easiest place to do business in sub–Saharan Africa by the World Bank’s “Doing Business” 2019 report. The government introduced reforms in April 2019 aimed at easing the process of securing construction permits and since the pandemic, the City of Kigali is now using a new digital system in construction–The electronic Building Permit Management Information System (eBPMIS) to make it easier and faster to process construction permit applications in the City and secondary cities around the country.

At Baraka, we see an opportunity to deliver superior quality building products and solutions with matching service standards. The market is open, and we identified a gap in the market for building finishes. We believe that while many players in the industry can offer lower prices, they don’t have the depth of expertise that we bring because of our technical knowledge.

Large developers seek commercial developments and professional expertise while small to medium developers carry the cost of financing their own projects, carrying projects until sale and transfer, and supporting the development with expert professional skills that are horizontal processes in their system of delivery. Often the small to medium developer does not have the budget to head hunt real talent or evaluate experts so they must hire to fulfill each requirement in the multi‐layered housing development eco‐system. They seek out shortcuts or try to compensate for lower budgets by importing their own materials–a process which can lead to costly mistakes when knowledge is limited.
